What to look for

For developers and brokers, the most useful property creators explain the area, the price per square foot and the service charges, not only the view. Check that their audience includes buyers and tenants in the UAE or in the markets you sell to, and that they have filmed similar projects before. Many smaller property creators are brokers themselves, so ask whether they will mention their own agency.

Check the UAE Advertiser Permit

  1. Since 1 February 2026, anyone creating advertising content from inside the UAE needs a UAE Advertiser Permit from the National Media Authority (NMA), paid or unpaid. (Gulf News, 1 Feb 2026)
  2. Gifted products, services and other non-cash benefits count as payment, so barter deals and hosted visits count too. (NMA service card)
  3. Holders must show their permit number on their accounts, and lawyers advise brands to ask for it before paying. (The National, 30 Jul 2025, Pinsent Masons)
  4. Any payment or commercial relationship must be clearly disclosed (Executive Regulations, Art. 33(7)). No hashtag is named: clearly disclose, for example "Ad" or "إعلان" plus the platform's paid-partnership label. (NMA legislation)
